Colombier, Gouverneur, and the hilltops above Lurin are where you will find the majority of these ultra-premium estates, though a select few occupy private positions near Flamands and along the Pointe Milou coastline. Inventory at this level is extremely limited - typically fewer than a dozen properties qualify - and the best are reserved years in advance by returning clients. Best Neighborhoods for 6+ Bedroom Estates

• Colombier. The undisputed capital of St Barth's ultra-luxury estate market. Colombier's expansive hilltop parcels provide the acreage these compounds demand, with famous sunset views and the seclusion that high-profile guests require.
• Gouverneur. Overlooking one of the Caribbean's most beautiful beaches, Gouverneur estates offer a rare combination of scale and natural beauty. Several properties here feature direct beach paths and event terraces designed for celebrations of up to 100 guests.
• Lurin. The hillside above Gustavia is home to several of the island's most architecturally significant estates. Lurin combines the convenience of being minutes from the island's finest restaurants with the elevation and privacy that large compounds require.
• Pointe Milou. A handful of excellent coastal estates dot the Pointe Milou peninsula, offering dramatic ocean frontage and a sense of being at the edge of the world. These properties are particularly suited for groups who want sunrise-to-sunset Caribbean exposure.

What a 6+ bedroom estate costs over New Year

The figures on this page are low season figures: from $7,560 per week before tax, most around $30,000, the largest at $180,000. Over New Year the same estates sit at the top of their own range, and they are not sold by the week. Owners let Christmas and New Year as one block, on non-refundable terms, often to a client who booked the previous winter. The rate for that block is quoted per estate and per year; there is no list, and anyone quoting a flat New Year price for a 6+ bedroom villa has not asked the owner.

What you can plan on: the block covers the fireworks night, the staff described below comes with the house, and the terraces built for celebrations of up to 100 guests are the ones that host the party on the 31st. What you should expect: a decision twelve to eighteen months ahead, as the questions below say, because the handful of true estates on the island are reserved by returning clients year after year.
