Scope of these terms
These booking terms apply to every villa rental introduced by YOUR ST BARTH to a guest, from the moment a shortlist is sent until the end of the stay. They cover the role of YOUR ST BARTH, the deposit and balance schedule, the cancellation policy, the force majeure clause and the on-island concierge arrangements.
The legal villa rental contract is signed between the guest and the local rental agency that holds the property mandate. YOUR ST BARTH is the introducer, negotiator and concierge; YOUR ST BARTH is not a party to the rental contract itself.
The reservation flow
- The brief. You submit the inquiry form on yourstbarth.com.
- The shortlist. Within two hours during island business hours, you receive three to six available villas that match the brief, with the all-in price for the week and a short editorial note on each.
- The selection. You select a villa or ask for adjustments. The shortlist can be revised once or twice at no cost.
- The reservation. Once selected, YOUR ST BARTH places a soft hold with the rental agency (typically 48 to 72 hours). During the hold, you receive the formal rental contract from the agency, the cancellation policy of that specific villa, and the bank wire instructions.
- The contract. You sign the contract directly with the agency and pay the deposit (typically 50 % of the rental amount). The villa is confirmed.
- The balance. The remaining balance is usually due sixty (60) days before check-in, per the agency's standard schedule.
- The stay. YOUR ST BARTH coordinates every concierge request before and during the stay: airport transfer, private chef, restaurant tables, yacht charter, special occasions, problem solving.
Pricing and fees
The price sent on the shortlist is the all-in weekly rate for the villa, inclusive of standard housekeeping, pool maintenance, linen and basic property management. Local taxes (taxe de séjour) are typically included or itemised separately depending on the agency. The chef, the yacht charter and any optional concierge add-on are billed at cost on top of the villa rate.
YOUR ST BARTH does not charge any fee on the guest side. The compensation comes exclusively from the rental agency that owns the villa contract, in the form of a commission on the booking, paid by the agency. The guest pays the villa rate to the agency, nothing more to YOUR ST BARTH.
Cancellation policy
The cancellation policy that applies to your stay is the one stated in the rental contract you sign with the agency. The standard policy that YOUR ST BARTH negotiates wherever possible is the following:
Standard cancellation policy
- More than 90 days before check-in. Free cancellation. The deposit is fully refunded.
- Less than 90 days before check-in. The full villa rate is owed to the owner. The deposit is forfeited and the balance is due if not already paid.
Some specific villas or holiday-week contracts (Christmas, New Year, February break) may operate under a stricter cancellation policy (for example, full payment owed beyond 120 days). The exact policy for your villa appears on the contract you sign with the agency and is shared transparently on the shortlist before you commit.
A travel insurance with cancellation coverage is strongly recommended and can be arranged through providers such as Allianz Travel, Chapka Assurances, or Europ Assistance. YOUR ST BARTH can introduce you to a broker on request.
Force majeure and hurricane clause
In the event of force majeure — that is, an external, unforeseeable and irresistible event preventing the stay — the cancellation policy may be adapted. The standard practice is the following:
- Named hurricane warning issued by Météo-France or the National Hurricane Center for St Barthélemy during the booked dates: the villa rental can be postponed at no charge to mutually agreed dates within the next twelve months, subject to villa availability and rate parity. If no postponement is possible, a partial or full refund is negotiated case by case with the agency.
- Closure of the SBH airport by the authorities during the booked dates for safety reasons, and absence of a viable alternative route by sea: same postponement or refund logic.
- Government travel restriction formally preventing you from reaching St Barthélemy (e.g. a closed border on either side): same logic.
Force majeure does not include personal circumstances such as illness, change of plans, professional constraints, or generic weather variability outside of a named hurricane warning. These remain covered by the standard cancellation policy and by your travel insurance.
Damage deposit and conduct during the stay
The agency typically requests a damage deposit (security deposit) at check-in, returned within fifteen (15) days after check-out if no damage is reported by the property manager. The amount varies per villa and is stated on the contract.
Standard conduct rules apply: no parties or events without prior written authorisation, respect of the music curfew (typically 23:00 outdoors), respect of the maximum occupancy (number of pax + children declared on the contract), no smoking inside the villa unless explicitly allowed.
Concierge add-ons during the stay
Concierge services arranged by YOUR ST BARTH on your behalf (private chef, yacht charter, photographer, transfers, special occasions) are billed at cost by the third-party providers. YOUR ST BARTH does not mark up these services. The pricing is shared in writing before each booking.
Cancellation of a concierge add-on follows the specific provider's policy, which is shared at the moment of booking. As a general rule:
- Private chef. Cancellable up to 48 hours before the booked dinner without charge, except on Christmas Eve and New Year's Eve where chefs operate non-refundable bookings.
- Yacht and boat charter. Cancellable up to 72 hours before the booked day. Weather-cancelled charters by the captain are fully refunded.
- Restaurant reservations. Most restaurants do not charge for cancellation, except a handful of holiday-week tables that require a non-refundable deposit.
Liability
YOUR ST BARTH acts as an introducer and concierge. The rental contract is between the guest and the villa rental agency, who is liable for the condition of the villa, the accuracy of the listing, and any rental-related dispute.
YOUR ST BARTH's role is to introduce, negotiate the rate, coordinate the stay, and intervene as a local human contact during the trip. YOUR ST BARTH is not liable for the actions or omissions of the rental agency, the property owner, or any third-party concierge provider, except in case of proven negligence in the introduction or coordination work itself.
Disputes and applicable law
