They command a premium and book early. Many "beachfront" listings on competitor sites are actually walk to beach villas with a partial sea view.
Beachfront means the villa property opens directly onto the sand. Walk to beach means you reach the beach in one to ten minutes from the villa, sometimes on a flat path, sometimes downhill. The price gap between the two is usually meaningful in St Barthélemy, often twenty to fifty percent. Walk to beach often delivers the same morning swim with a better view from the villa terrace.
Flamands has the longest stretch of sandy beachfront with villas. Grand Cul-de-Sac has lagoon-front villas with calm shallow water, ideal for families. Marigot has a small beachfront pocket. Saint Jean bay has a handful of beachfront properties. Saline and Gouverneur are protected and do not have beachfront villas, the access is through a path.
